PROPERTY DESCRIPTION

Set on the ground floor of this popular modern development in East Dulwich is this lovely spacious one bedroom flat. This bright apartment has a large double bedroom, a main bathroom, semi open planned kitchen to a large reception room. The property benefits from double-glazing throughout, views and access to communal gardens and an allocated parking space.

Hayes Grove is an established and particularly-peaceful residential development of both flats and townhouses; it’s located just off leafy and residential Victorian terraces of Copleston Road - in prime Peckham Rye/East Dulwich borderland. East Dulwich Station is a 4 minute walk, while Peckham Rye Station is a 14 minute one. Bellenden Road and Lordship Lane are both a 10 minute stroll for shops, pubs, cafes, restaurants etc. Leasehold.

In a shared main door (secure entry) the communal hallway leads to your own front door. The internal bathroom is the first room to your right. This has a simple white suite with modern fittings and an over bath shower with glass screen. There is also a good size storage cupboard next to the bathroom entrance.

To your left of the front door you have a good size master bedroom that has carpeted flooring and fitted wardrobes along one side of the room. A good size double glazed window to the front of the building offers plenty of natural light.

The spacious reception is also carpeted and has plenty of room for a sofa, arm chairs and coffee table. A large double glazed window illuminates the room with natural light.

The fitted modern kitchen is semi open planned to the reception room. It offers plenty of wall and base units, in white, with a work top above and integrated appliances. The sink sits nicely under the window position and there is a mosaic tiled splash back.

Though it’s a quiet spot, there’s a lot going on in this locale: Peckham’s Bellenden Road and Rye Lane, and East Dulwich’s Lordship Lane are a short walk away. Local cinemas include Peckham Plex (on Rye Lane) and East Dulwich Picture house (on Lordship Lane). Local restaurants include Artusi and Ganapati. Local pubs? We like The Montpelier and The Victoria Inn. There is also a good number of cafes for the coffee lovers.

Independent shopping and markets are easily happened-upon too. North Cross Road's Saturday market is really popular. Some of our favourite little and lovely shops include Flock & Herd butchery, Review bookstore, The General Store, William Rose butchery and Moxon's. A big Sainsbury’s is also local to you, on Dog Kennel Hill.

Green space is everywhere! Goose Green, Warwick Gardens, Peckham Rye Park and Common’s 113 acres and Ruskin Park are all close for weekend wanders. Future ‘watch this space’ embellishments for the SE15 area include The Peckham Coal Line, as well as regeneration of and around Peckham Rye station. And SE22 has recently welcomed a new and local-to-you M&S!
