PROPERTY DESCRIPTION

An utterly unique and stylish 3-bedroom, 3 storey house with a charming private rear garden and plenty of nicely decorated internal floor space (104 sqm 1124 sq ft). The house is set to the rear of a pretty red brick, end of terrace Victorian house, located on this very quiet residential street, just off the green open spaces of Myatt’s Fields Park in the heart of Camberwell.

The house is located to the rear of the main Victorian house with its front door is located down a path to the side of the house, making this property private and extremely quiet. The path is lit up at night by motion sensor lighting so you will always find your way and it leads all the way down to rear of the house offering direct access to the garden.

Upon entry, through the large solid wood door, is a generous hallway with a vaulted skylight above that fills this area with natural light. There is plenty of space here for a coat stand and shoe storage. Underfoot there is solid oak flooring that spreads seamlessly through the whole of the ground floor.

At the far end of the hall is the staircase leading upwards and to the side is a guest shower room, clad floor to ceiling in neutral-coloured tiles with downstairs toilet and wash hand basin.

The rest of the ground floor is occupied by a superb open plan kitchen, dining, reception room that leads through to the garden and has underfloor heating throughout.
This vast space is great for entertaining with the kitchen set to one side of the room allowing for the other side to be a dining area. The kitchen is high spec and has a good amount of white gloss wall and base mounted units housing integrated appliances. There is a solid wood worktop above incorporating the sink and hob with oven below and extractor above. The worktop extends at the end to create a breakfast bar which has a set of draws underneath and a window overlooking the garden. Overhead are three large skylights that flood this area with natural light.

At the far end of this 9.5m long room is a cosy lounge area which has raised vaulted ceilings incorporating skylights for natural light, making this space feel bright and spacious. There is a window to the side and large bi-fold doors open out to give direct access to the rear garden.

The rear garden is a tranquil oasis, walled on all sides surrounded by plenty of mature plants and shrubs, it offers a lovely private space with bundles of charm. There is a patio area closes to the house with a slightly raised artificial lawn and raised planters to the side.

Upstairs on the first floor there are two double bedrooms, one at the rear overlooking the garden through two large double-glazed windows, it comes with a fitted wardrobe and carpeted flooring, the other bedroom is a smaller double, it too has carpeted floors and has a double-glazed window to the side of the house.

Upstairs to the second floor is another double bedroom that mirrors the one below with two windows overlooking the garden but also has a skylight in the slopped ceiling. It has carpeted flooring and a fitted cupboard for additional storage.

Also on this floor is a fully tiled family size bathroom which has a bath with shower above, a contemporary toilet and wash hand basin and a heated towel rail. A skylight above offers natural light and ventilation.

The house is positioned in the heart of fashionable Camberwell, which has been experiencing regentrification since 2015.
