The block provides well maintained communal parts and the entrance to this flat is on the first floor. Upon entry there is a good size hallway that has plenty of storage cupboards and wood effect flooring.

The bedroom is located at the back of the building offering a nice outlook over the communal gardens through a large double-glazed window. It has wood effect flooring and plenty of space for a wardrobe, a chest of draws and a double bed.

The bathroom is nicely decorated, partially tiled around the bath which has a shower above, this is accompanied by a heated towel rail, a wash hand basin with a vanity unit and a contemporary style toilet. There is a frosted double glazed window to the side for natural light and ventilation.

At the front of the flat is a generous size reception room which has carpeted flooring, fitted cupboards and shelving. A large double glazed window overlooks the front of the building and fills the room with natural light.

The kitchen is located directly off the reception room. It has plenty of wall and base mounted cupboards with black laminate worktops housing the sink that sits under a window. There is also space for an oven, hob, washing machine and fridge freezer.

Lynfield Court is located about half way between so there is access to all the amenities that both areas have to offer. Honor Oak Park is marginally closer being about a 0.5 mile walk. Both Honor Oak Park and Forest Hill have services to London Bridge, Victoria and London Overground links to Canada Water, Shoreditch, Hoxton, Dalston Junction and Highbury & Islington. Honor Oak Park high street offers a variety of places to eat and drink such as Muma Dough Pizza, Turkish grill Hattush, Ground & Grapes coffee and wine bar, Two Spoons cafe as well as a great deli and a Sainsbury’s. Further down the high street on Brockley Rise is a post office and more shops and cafes. At the Forest Hill end of the street is St David's which is the prettiest coffee shop you could wish for, there are superb comedy nights at The Signal and The Sylvan Post does excellent food along with some great pizza places. You'll also find a Sainsbury's, Post Office, WH Smiths, Boots, delicatessens and modern swimming pool/leisure centre. Horniman Museum and Gardens is very close and holds regular farmers' markets, great summer events and a butterfly sanctuary, while Devonshire Nature reserve is literally on your doorstep which is a magical community garden and mixture of protected meadow and woodland.
